FREE Mortgage Protection Program for First Time Home Buyers

blog-gloria2If you are a first time homebuyer and are just about to purchase a home, or are actively seeking to purchase through HomeReach.com before the tax credit deadline, then you must take a look at the California Association of Realtors’ Mortgage Protection Program. The program was developed to help ease the anxiety of consumers who are concerned about potential job loss and its impact on their ability to pay their mortgage should they purchase a home. It provides peace of mind to buyers who are actively searching for a home. There is NO COST to you!

Through the Housing Affordability Fund Mortgage Protection Program, first-time home buyers who lose their jobs due to layoffs may be eligible to receive up to $1,500 per month, for six months, to help make their mortgage payments. A qualified co-buyer also can participate in the program, and receive a monthly benefit of $750 per month for up to six months. Program benefits also include coverage for accidental disability and a $10,000 death benefit.

To qualify for the Mortgage Protection Program, applicants must:
. Be a first-time home buyer – someone who has not owned a home in three or more years
. Open escrow April 2, 2009, or later, and close on or before Dec. 31, 2009
. Use a California REALTOR® in the transaction
. Purchase the property in California
. Be a W-2 employee (cannot be self-employed)

THE CLOCK IS TICKING ON THE FIRST TIME HOMEBUYER TAX CREDIT!

blog-gloriaThe government’s first time homebuyer tax credit expires November 30, 2009. If you are planning to take advantage of this credit, you don’t have much time. It is taking an average of 30-45 days to close on a home. And if you are purchasing a short sale or foreclosure property, then the time can be extended much longer.

Congress passed the First Time Homebuyer Tax Credit program as part of the 2009 economic stimulus plan. Some of the program criteria include:

*Buyer may not have owned a “main home” in the past 36 months

*The home cannot be purchased from a parent, spouse, or child

*Adjusted gross income for the household must be below $95,000 for a single filer, and $170,000 for joint tax filers

The credit is capped at $8000 or 10% of the purchase price, whichever is less. The amount you receive is a credit and not a deduction. For instance, if you get to claim the full $8000, and after filing your 2009 income tax return, you owe the IRS $1000, then you would actually receive a $7000 check from the U.S. Treasury once your tax return is processed by the IRS. Beautiful Spring Valley

Spring Valley is San Diego County’s largest unincorporated community.  The city is named for the natural spring located there.  For a long time it was the home of the Kumeyaay tribe.  It is a community of rolling hills and countryside 17 miles east of San Diego.  This virtually smog free community is a 20 minute commute to downtown San Diego.  Although it is the largest unincorporated community, it still offers a small town feel to its residents.  Lifestyles range from apartment and townhome residents, to urban professionals, to larger properties with horses, livestock, and rural community living.  The temperate climate allows area producers to harvest citrus crops and other types of produce.  By the way, did I mention the city has some of the most awesome views around?  From certain areas, you can see Mexico, the Sweetwater Reservoir, mountains, downtown San Diego, and the Coronado Islands.  And have you heard of Dictionary Hill?  Legend has it that when builders were first trying to sell the properties, anyone who purchased a parcel of land got a set of encyclopedias free.  We also hear the opposite that if someone purchased a set of encyclopedias for $109, you got the land free.  Anyone know for sure?   The area became known as Encyclopedia Heights, which somehow got changed to Dictionary Hill.  It is a mountain summit that climbs to 1060 feet (323.09 meters) above sea level.  The homes in “The Hill” are spectacular, and their views are awesome.  Spring Valley’s moderate climate and nearness to the Pacific Ocean, mountains, deserts and countryside, make it an ideal southern California community.
